10 Signs You Need a New Roof (And When to Call)

Some signs are obvious. A tree branch through the living room ceiling, for example. But most of the time a failing roof gives you warning signs long before things get that dramatic. Here are ten things to look for.

1. Your Roof Is 20 Years Old or More

Most asphalt shingle roofs have a lifespan of 20 to 25 years under normal conditions. If your home is in that age range and the roof has not been replaced, it is worth having someone look at it, even if you are not seeing obvious problems. Wear happens from the inside out. What looks fine from the street can be failing at the underlayment level.

2. Shingles Are Curling or Buckling

Curling at the edges (called cupping) or buckling in the middle of a shingle are both signs of age and moisture damage. This is one of the clearest visible indicators that a roof is getting close to the end of its useful life.

3. You Are Finding Granules in Your Gutters

Asphalt shingles are coated with granules that protect against UV rays. As shingles age, they start shedding those granules. If you are cleaning your gutters and finding a lot of dark sandy material, that is shingle degradation. A small amount is normal after installation. A consistent stream is a sign the shingles are wearing out.

4. You See Daylight in Your Attic

This one is easy to check. On a sunny day, go into your attic and look up. If you can see light coming through, so can water. That means there are gaps in the roof deck or underlayment that need to be addressed.

5. Your Roof Deck Is Sagging

A sagging or spongy section of roof is a structural concern, not just a cosmetic one. It usually means the decking has been saturated with water over time and has started to deteriorate. This needs to be inspected quickly.

6. Water Stains on Ceilings or Walls

Water stains inside your home do not always mean a leaking roof. Plumbing and condensation are other culprits. But if you see staining near an exterior wall or below a roof penetration like a chimney or skylight, the roof is the likely source. An inspection will tell you for sure.

Flashing is the metal that seals joints where the roof meets a wall, chimney, skylight, or valley. It fails before the shingles do in many cases. Failed flashing is one of the most common sources of roof leaks and one of the most overlooked in a quick visual check.

8. There Is Moss or Algae Growth

Moss holds moisture against shingles and accelerates deterioration. Algae causes the dark streaking you see on many Long Island roofs. Neither is automatically a death sentence for a roof, but both indicate moisture is sitting on the surface longer than it should. If the growth is extensive and the roof is older, it is a sign the material is breaking down.

9. Your Energy Bills Have Been Climbing

If your heating and cooling costs have gone up without an obvious reason, the roof might be part of the problem. A failing roof allows conditioned air to escape and outside air to infiltrate, which puts more load on your HVAC system. New roofing with proper underlayment and ventilation can make a noticeable difference.

10. You Have Had Multiple Repairs in the Last Few Years

One repair is normal. Two or three in a short span is a sign the roof is past the point where patching makes financial sense. At some point, repair costs start adding up to what replacement would have cost, without the benefit of a new roof and a new warranty.
