The most common question we hear before a homeowner books an estimate is some version of: what is this going to cost me? That is a fair question. Nobody wants to sit through a long sales call just to find out the number.

What Most Nassau County Homeowners Actually Pay
For a standard residential roof replacement in Nassau County, you are looking at somewhere between $8,000 and $20,000 for most homes. That is a wide range, but roofing prices genuinely vary based on several factors that are hard to predict without seeing the house.
Smaller Cape Cods and ranches tend to land on the lower end. Larger colonials with multiple pitches, dormers, and a lot of penetrations push into the $15,000 to $20,000 range. Premium materials like slate, copper, or standing seam metal go above $20,000.

Roofers measure in squares, where one square equals 100 square feet of roof surface. More squares means more material and more labor hours. Your home's footprint is just the starting point since pitch and overhangs add to the actual roof area.
Material choice
This is one of the biggest factors. 3-tab asphalt shingles are the cheapest option but have a shorter lifespan. Architectural (dimensional) shingles cost more but last longer and hold up better in Long Island weather. Metal, slate, and copper are premium materials with premium price tags.
Tear-off layers
Most roofs in Nassau County have one or two layers of existing shingles. A proper replacement means tearing off everything down to the deck. If a contractor offers to lay new shingles over old ones, that is a shortcut that voids manufacturer warranties and causes problems down the road.
Pitch and complexity
A steeper roof is slower and more dangerous to work on. Extra dormers, valleys, skylights, and chimneys mean more time spent on flashing and cuts.
Permits
Most towns in Nassau County require a roofing permit. We pull them. Budget a few hundred dollars for that. It protects you legally and keeps your certificate of occupancy clean.
A Quick Look at Material Options
Architectural asphalt shingles are the most common choice for Nassau County homes. Good lifespan (25 to 30 years when installed correctly), a wide color range, and a reasonable price. Most homes in this area use them.
Metal roofing, including standing seam and metal shingles, has a significantly higher upfront cost but a lifespan of 40 to 50 years or more. It holds up well in nor'easters and coastal conditions. It makes the most sense for homeowners who plan to stay in the house long-term.

A legitimate roofing estimate should be in writing and break down the following:
- Total square footage being replaced
- Material brand and product line, not just a generic description
- Tear-off of existing layers
- Underlayment and ice and water shield
- Flashing replacement at all penetrations
- Disposal and cleanup
- Permit costs
- Workmanship warranty terms
If a contractor hands you a one-line quote with a total and nothing else, that is a problem.
Why the Cheapest Bid Should Make You Nervous
We hear it regularly: someone got a quote that was $5,000 less than everyone else. Sometimes that contractor cuts corners on underlayment, skips the permit, uses a lower-grade shingle, or plans to layer over instead of tear off. Sometimes they disappear mid-job. On Long Island, this happens especially after storms.
The cheapest bid is not the same as the best value. A roof is one of the most important parts of your home. It is not the place to gamble.

Get a few estimates. Make sure they are detailed and in writing. Ask what brand of shingles is being used, whether they are pulling a permit, and what the workmanship warranty covers.
